Nazaré's AL regulation takes effect on 2 November 2026 (Regulamento 1218/2026), after its first approval was voided for lack of quorum and re-approved in September. It splits Nazaré parish into sub-areas: in containment areas new whole-home registrations need an exceptional authorisation (long-vacant, rehabilitated or rebuilt buildings, owner's second homes), and in growth areas, which on current figures include Pederneira and Sítio, a newcomer must declare no tenant was evicted in the last two years and show an energy rating of D or better. Until then a suspension of new registrations continued by the Câmara in May 2026 may still apply, though its legal basis is weak. A tourist tax of EUR 1 per person per night (max 5 nights) applies since 1 September 2026.
